    ARTICLE 5
    RIGHTS AND OBLIGATIONS OF PARTY A
    1. Party A has the following obligations:

    - Communication unit referred to in Article 1 of this contract to Party B on time:
    - Ensure that the use stable B apartment rental in the lease term;
    - Maintenance and repair of apartments on a regular basis or agreed upon, if party A is not maintenance and repair of the damage to Party B shall pay compensation.

    2. Party A has the following rights:
    - Get enough money to rent an apartment, according to the agreed method;
    - Unilaterally suspend the implementation of the contract but must notify Party B in advance a month if the B is one of the following acts:

    + Do not pay rent for three consecutive months without good reason;
    + Using the wrong apartment rental purposes;
    + How serious damage to the apartment;
    + Repair, exchange or lease to others all or a portion is leased apartment without the consent of Party A;
    + Do take public order several times and seriously affected the normal activities of those around them;
    + How to seriously affect environmental sanitation;
    - To renovate and upgrade the apartments when the party B agree, but not to cause trouble for the B;
    - To take back the apartment when the lease expires

     

    ARTICLE 6
    RIGHTS AND OBLIGATIONS OF PARTY
    1. Party B has the following obligations:
    - Use flat for the purposes as agreed;
    - Return to afford an apartment, according to the agreed method;
    - Keep the apartment and repair damage caused by them;
    - Respecting the rules of public life;
    - Return to the A flat after the expiration of the lease.

    2. Party B has the following rights:
    - Get apartment according to the agreement;
    - To sublease apartments are renting, if party A agrees in writing;
    - To continue to rent under the conditions agreed with the A, in the case of change of apartment owners;
    - To be given priority to sign the lease, which lease has expired if the apartment is for rent;
    - A request to repair the apartments are for rent in case the apartment was heavily damaged;
    - Unilaterally suspend the implementation of the apartment lease, but must notify Party A in advance a month and require compensation, if party A has one of the following acts:
    + Fix-quality apartments when apartments significant losses;
    + Increased rent apartment unreasonable;
    + The right to use the apartment is limited by the interests of third parties

     

    ARTICLE 7
    RESPONSIBILITY FEE PAYMENT
    The fee is related to the rental apartments under this Agreement by the party

    ARTICLE 8
    DISPUTE RESOLUTION METHOD
    In the process of implementing this contract, if disputes arise, the parties together to negotiate and settle on the principle of respecting each other's interests, in case it is not negotiable either party may initiate a lawsuit to require courts have jurisdiction under the provisions of law.

     

    ARTICLE 9
    Reassure OF PARTIES
    Party A and Party B shall be responsible before law for the words following claims:
    1. Party A warrant
    1.1. Information about the body, the apartment stated in this contract are true;
    1.2. At the time of signing this Agreement:
    a) The apartment is not disputed;
    b) Apartment distrained to secure the enforcement of judgments;
    1.3. The conclusion of this contract entirely voluntary, is not deceived, not forced;
    1.4. Correct and complete implementation of the agreements stated in this Contract.
    2. Party B claims
    2.1. Information about the body as stated in this contract are true;
    2.2. Considered carefully, aware of the apartments mentioned in Article 1 of this contract and the documents of ownership flats, land use rights;
    2.3. The conclusion of this contract entirely voluntary, is not deceived, not forced;
    2.4.Correct and complete implementation of the agreements stated in this Contract.
